Our Exterior Painting Process
Wash, Scrape, Sand, and Caulk
Prep is the job. We pressure wash the exterior to strip chalk, dust, and anything loose, then let it fully dry. We scrape and sand any failing or peeling areas, patch stucco cracks and damaged siding, and caulk the joints, trim, and penetrations with a quality exterior sealant. Bare spots and stains get spot-primed before any finish coat goes on.
Priming and Two Finish Coats
We prime where it is needed, with the right primer for the surface, then apply two finish coats of the correct coating for each substrate. Where we spray, we back-roll or back-brush so the paint works into the surface and bonds instead of just sitting on top.
Stucco vs. Wood Siding in Arizona
Most Phoenix homes are stucco, and stucco and wood need different products. On stucco and masonry we use an elastomeric coating, a thick, flexible, breathable coating that bridges hairline cracks and stands up to the sun. That is the Arizona standard for stucco. On wood and engineered siding and all the trim, we use a 100 percent acrylic exterior paint. We do not put heavy elastomeric on dimensional wood trim, because it is the wrong product and can trap moisture. Getting this distinction right is half of a repaint that lasts.
Choosing Paint and Color for Phoenix UV
Sun is the enemy here, so fade resistance matters more than almost anywhere. We use quality, UV-rated exterior products, and we are honest about color: darker colors run hotter and fade faster in the desert sun, so if you want a dark exterior, we choose a fade-resistant product made for it. A dark home can absolutely work here. It just has to be done with the right paint.
